2nd Annual HOA meeting
Everyone should have received a notice about the 2nd Annual Northgate Community Association Meeting with their last HOA bill and in a separate letter from CCMC.
What: Northgate Community Association Annual Members Meeting
Who: All Northgate Community Members, CCMC, HOA Board of Directors (Pulte)
When: Tuedsay, March 24 at 6PM
Where: Northwest Fellowship Church, 15441 N 22nd Ave, South of the community
Why: An informational meeting for the owners at Northgate and an oopportunity for the Board of Directors and CCMC to report on the operations of the prior year.

I hope many of the Northgate residents will be able to attend this meeting to voice our collective angst over the state of landscaping in regards to the INCREASE in HOA dues. My newsletter this month stated plants would be replaced as funds became available and that not ALL would be replaced, period. Personally, living in the courtyard homes I’m not exactly sure why I’m paying more for the included landscaping which appears to be invisable………… I feel like we’re on the express train to el mirage!

I am unable to attend the meeting tonight, however I am also concerned about the weeds popping up in our yards and common areas. Is there an alternative means for us to voice our concerns? Or has anyone had any luck with getting their yard taken care of?

I, for one, appreciate all the work that those “involved actively” are doing in terms of security, appearance, communication, creating a neighborhood of community. I have been the president of an HOA and it is not easy only hearing people complain… and not being a part of the solution. I pull the weeds around my small area; I pick up trash (due to the windy days) as I am walking my dog; another homeowner told me she carries 2 bags to pick up other dog’s litter – I’m impressed! There are always items to complain about… I, too, have asked the HOA to take care of things that are “being worked on” — one suggestion is that that create a list of items reported and status of what action is being taken (if any)… that is how I worked through the items at my other community. My main point here is to be part of a solution — dues always tend to go up — you would be amazed at what things cost but yes we should get our money’s worth and follow thru but offer to volunteer and help — and be part of the solution.

CCMC refused to give me the contact information for the HOA Board.
This is totally BS. They are supposed to work FOR us.

I have photos of the community looking like crap that I sent to the Board.
I have spoken to a lawyer who tells me the board is in breach of contract for failing to keep the community landscaping in line.
We can not allow PULTE to steal more of our money with its increase in dues when they cant even keep the grounds correctly maintained.

I will be posting the photos online very shortly, but, you can all look outside and see the dead brown patches, floods, dead plants, etc for yourself.
Fight BACK! We shouldn’t be paying one more cent to the HOA until they fix this problem.

Scott – what exactly is your concern? I live near the construction of the new houses close to the west gate, so I expect a certain amount of mess. Other than that, I have not seen a lot of problems, though I have not been looking for any. Can you detail your issues so the rest of us know exactly what they are?

I have recieved 3 of these letters since I moved in (April 09) and as far as I can tell, they appear to be exactly the same. Has anyone else gotten a lot of these? Are we supposed to, and if so, why? I know the postage on the last one I got was $1.56 and I estimate it cost approx. $1.00 to copy, so if there is not a need for me to get more than one, I don’t want to!

I have sent emails to members of the board about the grounds and received nothing in return. The plants in front of my house look terrible 11 months of the year and then I look next door and they have gorgeous flowers and greenery. I’m ready to tear up the installed plants and put in my own. I just can seem to do it as I pay $85 a month for someone else to take care of it.

I am tired of barking dogs at 7am. Bring your dogs in before you leave the house.

And PLEASE leash your dogs and pick up the dog poo (especially around the playground). That is gross and unsanitary esp. for little kids. Let’s start handing out progressive fines. If I were allowed, I would volunteer to write them up. We need some self respect for our neighborhood!

I replied to Michelle Freed’s email about wanting to know if we would consider giving the holiday money to the Blockwatch so they could purchase security equipment. It appeas as if the Blockwatch wants to install motion activated lights in the swimming pool area. We would sacrifice holiday decorations, which were not put up last year anyway, if I am informed correctly.
What do you all think? Michelle is asking for our votes prior to the Nov 17th HOA meeting, but I think we should vote on it then.

The west gate isn’t “on approach” anymore. My key fob did not work either. Luckily the code still did.

So what do you guys think about the new parking policy. I just got it in the mail today. How can they enforce this policy. I know they say they are going to ticket, but unless it’s the police ticketing how can they enforce it.

I think its a good idea, because the cars parked on the street clutter the area. The HOA can enforce this, rather than the police, because Northgate is considered a private neighborhood.

I don’t disagree that getting parked cars off the road is a good idea, but cars aren’t registered to a house. If a car is parked on the road how does the HOA know who to bill. If they put a ticket on the car and there is no penalty for not paying it, what stops people from parking on the road. Saying they are going to charge a $75 fine does nothing without enforcement. It’s like a parent grounding their kid until they are 18. It just doesn’t work. If the HOA enables us to start calling a tow company, that will fix the problem. Park in designated parking spots/areas or get towed after 11pm.

That’s funny that you mentioned that… I received a parking violation in the mail, for a vehicle parked across the street from my residence that did not belong to us or know who’s it was. I emailed CCMC, and told them we didn’t know who’s vehicle it was, and brought up the point of, how do they know who’s vehicles belongs to what residence. I also asked them who we can call to report parking violations. I agree with you about enableing the homeowners to call a tow company.

Calling a tow company seems a little steep, especially if you don’t know why a car is parked there. I agree 100%that it is annoying to have cars parked in the streets, but I would never have my neighbor’s car towed without speaking to them first or at least leaving them a note reminding them about the rules.
Maybe if we reached out to eachother and communicated rather that would solve a majority of the problem.
Imagine if you parked your car in the street for some emergency (not likely, but it may happen one day while you live here). Wouldn’t you want your neighbor to speak with you about it rather than towing with without a second thought? I know we have a lot of the same cars constantly being parked in the street, but the rule hasn’t been enforced until now. I am sure it will get better.
