Northgate Block Watch Quarterly Meeting Minutes – 4.13.10

What can we do to stop the barking of dogs? I don’t appreciate getting up at 5 AM On a Saturday to hear dogs barking. It is rude and I cannot believe thier owners allow them to bark and are not curteous to other homeowners. Do I need to report them to the city of Phoenix? How can we remedy this?????

Is anyone else having problems with burnt out coach lights? Some of the houses around me have had then burnt out for months. Per CCMC, they are responsible for replacing them, but it appears they are not.

  • Lucy said,

Please contact CCMC and provide the address of the cluster homes where the outside lights are burnt out and ask them to replace them.

  • Sean Kirkwood said,

I have been in contact with CCMC – for the last few weeks. There response was, “Maybe it is the bulbs or maybe it is the sensors”. So I had a neighbor change the bulb to verify that it was indeed a burnt out bulb and not the sensors. Problem is that we should not have to contact them for this. This is part of Courtyard Maintenance and we pay for it. It is blatantly obvious which bulbs are out and which sensors are bad. One of the houses in my cluster does not come on until much later than the others. CCMC needs to try and stay on top of this – proactive instead of reactive!

  • Sean Kirkwood said,

It has been 3 weeks and I still cannot get CCMC to replace coach lights in my courtyard. Getting ridiculous…

  • Sean Kirkwood said,

Apparently we have a new CCMC manager assigned to Northgate as Cathy is no longer with CCMC. The new manager is Cheryl Miller (not sure of the spelling) and CCMC will be officially notifying us soon.

I found this when I contacted CCMC to register an official complaint about the trash, weeds and burnt-out coach lights in the courtyard homes. I was promised that they would be looked into.

Also I called the City of Phoenix Street Department to let them know about the trash and broken glass on the north side of Grandview. Point of Contact was Maria at 602-262-6011.

  • Sean Kirkwood said,

Finally got in contact with Steena Stencil from CCMC and she promised to have this looked into. She also informed me that we were getting a new account Manager (and I received an announcement in the email today about that). Per email from Michelle, the lights in the courtyards should be replaced this week and our landscape service is on an 8 week rotation for the courtyards.

  • Marissa said,

    Sean,
I requested that my coach light be replaced by email and it was replaced 2 days later.

  • Tessie said,

I recently emailed CCMC with pictures of the poor conditions of the neighborhood, landscaping, and lack of security to notify them of breach of contract. I got an immediate response and house visit from the Property manager so I must be on to something. My only question is, am I the only one who feels this way? I plan to stay on top of this to ensure that our community continues to receive the quality of services rendered that is expected and appropriate. Please feel free to email me with any information. team.chapman@hotmail.com

Funny, I have been trying for 6 weeks and cannot get mine replaced. Contacted Steena Stencil, the VP of the Western Division, who said it would be taken care of, which did not turn out to be the case.

  • Marissa said,

I email Cheryl Miller (cmillerccmcnet.com) and her phone number is 480-203-2166. She asked if the light was out or if the fixture was broken. I told her it was just the light and it was taken care of within 2 days. She was very helpful

  • Marissa said,

I am sorry her email is cmiller [at] ccmcnet.com. Replace [at] with the @ sign obviously…

  • Sean Kirkwood said,

I had to have a conversation with a division president who called me after I made a complaint to the BBB. Lights have been out for over 2 months now, and I have been emailing and calling CCMC for almost 6 weeks.

  • Sean Kirkwood said,

Glad to say I had the Lawn & Order folks out replacing light bulbs and verifying sensor issues up and down Le Marche. Moreover, our new Manager, Cheryl was out… Optimistic that we will see improvements.
